Project Description: New Construction of One Machine Room-Less Elevator
This project consisted of three main items of work. The largest component of the project involved adding an exterior three story elevator shaft onto an existing brick veneer building. The elevator lobbies received new flooring and painting on the walls. The elevator shaft was built using masonry cavity wall construction with a CMU shaft faced with brick to match the exterior building façade. Kone installed a machine room-less 2500lb traction elevator. This reduced the required footprint for the control room and lowered the energy output of the elevator thus lowered the energy operating usage for our client. The main components of the elevator construction that were subcontracted and managed by NCI are below:
- Excavation including sheeting & shoring of a 20’ deep hole
- Concrete elevator pit and shaft below grade
- CMU elevator shaft with brick façade above grade
- Roofing on elevator shaft to tie into existing
- 2500lb three story traction elevator
- Sprinkler modifications at elevator
- Machine room split system HVAC unit
- Electrical and fire alarm modifications at elevator
The second component of the project involved the renovation of the existing lower level restrooms to meet ADA code compliance. This included removing one toilet from each the Men’s and Women’s room and installing new toilet partitions. All bathroom fixtures and accessories were replaced to bring the bathrooms up to current ADA standards.
The last component of the project involved the demolition of an existing set of double doors at the basement level and the installation of a new ADA accessible door activated by an automatic door operator. A new concrete landing and an ADA ramp with handrails was built at the building exterior at the new door location.
